Today's VA loan looks very different than it did 10 years ago. In fact, its experienced significant changes even within the past year! Let's take a look at what that means for agents and buyers alike.

Major Misconceptions
A surprising amount of resistance around VA loans comes from experiences that are simply outdated.

The program has continuously evolved:

Loan limits have changed dramatically
Buyers are no longer responsible for certain pest-related costs
Entitlement rules have expanded flexibility
The appraisal process continues to modernize
And now, beginning May 1, 2026, the VA is easing several appraisal-related property requirement concerns tied to peeling paint and outbuildings
These aren’t small tweaks. They directly impact how competitive and workable VA offers are in the real world.

The Piece Professionals Overlook
What’s interesting is that while the industry often focuses on the friction points of VA loans, the program has quietly added protections and flexibility that many other loan types don’t offer.

The best example is the Tidewater Initiative. If a VA appraisal is expected to come in low, the lender receives advance notice before the appraisal is finalized—creating an opportunity to provide additional comps and support value.

That’s a major strategic advantage in competitive markets. And when paired with the newest appraisal guideline changes, the overall trajectory becomes clear:
