Moving to Washington does not mean you need to land here and immediately buy a house.

I’ve been having this conversation with a couple people relocating here lately and I would much rather someone rent for six months, learn the area, and figure out what actually feels right than rush into a house because they feel like buying is the next box they need to check.

You can look at neighborhoods online all day, but that doesn't tell you what they feel like at 7pm. Or what your drive is going to be like. Or which community you actually want to spend your time in.

Start the conversation early.

If that means we're talking for a year before you buy, totally fine by me.

And if you also have a home to sell in another state, I have some really great people I can connect you with so we can coordinate both sides.

I know people are waiting for rates to come down hoping that will finally make buying a house feel cheaper.

The problem is, you're probably not the only person waiting.

When rates move, buyers move too. And here in the PNW, we don't exactly have an endless supply of houses to choose from.

That doesn't mean I'm going to tell you to hurry up and buy something.

Maybe your first purchase is a condo instead of the single family house you pictured.

Maybe you keep renting.

Maybe you can buy now, but there are a few things you're going to have to compromise on to make the numbers work.

You don't have to buy a house because someone on the internet told you it's what you're supposed to do.

But if you want to buy, let's figure out what the options actually look like for you.

This is a big change for how we're able to market homes in Washington and I'm really excited to start using it.

Because one of the hardest things about listing a house is that you don't really know how buyers are going to respond until you go live.

Now we have an opportunity to get a first look at that response before we ever hit go.

Photos, description, pricing... all of it.

If something isn't landing the way we expected, I would much rather know that before your house officially hits the market than figure it out after we've already lost those first few days.

We're going to start using this on our September listings and I'm really interested to see how much of a difference it makes.
