Buying your first home is exciting—but there are a few things I wish every first-time homebuyer knew before getting started. 🏡

#1: Know your must-haves.
Before you start looking, figure out the things your home truly needs to have for it to work for you. Separate your must-haves from your nice-to-haves. Once you know your budget and start seeing what’s available, you may find that some of those “must-haves” aren’t quite as absolute as you originally thought.

#2: Know what you can actually afford.
A common guideline is to keep housing costs around 30% of your income—but don’t forget that your monthly payment can include much more than principal and interest. Property taxes, homeowners insurance, HOA dues, and other expenses can all affect what you’ll actually pay each month. Look at the whole picture before deciding what feels comfortable for you.

#3: Make the house work for you—not YOU work for the house.
It’s easy to fall in love with a home, but think about what comes with owning it, too. Consider the upkeep, expenses, space, and responsibilities that will still be there long after move-in day. Your home should give you room to enjoy your life—not leave you constantly trying to keep up with it.

Buying your first home doesn’t have to feel overwhelming. Having a good idea of your priorities, your budget, and the kind of home that truly fits your life can make the process a whole lot easier.
