Can we talk about one of the biggest misconceptions I hear from buyers?

‘The builder’s agent will take care of me.’

Here’s the thing,they’re not your agent. They work for the builder.

I just had a couple come to me because they wanted to sell their current home and move into a new build. Somewhere along the way, they had signed paperwork indicating they would rent out their current home instead of sell it.
On paper, that sounded fine.

In reality? When we actually ran the numbers, the property would’ve been losing roughly $600 a month as a rental.

Not only that, but they were potentially looking at carrying TWO mortgage payments while trying to sell the original home.
And if they couldn’t make the rental work? They were staring down a situation where they could’ve been out nearly $10,000.

The crazy part? Nobody had ever sat down and run a market analysis, rental analysis, or exit strategy with them before they signed.

That’s the difference.
My job isn’t to unlock doors.

My job is to look at the entire picture the current home, the next home, the financing, the risks, and the backup plans.
Because sometimes the most expensive mistake in real estate isn’t the house you buy.

My job is telling you when a home is worth every penny... and when it’s not.

If you saw my May market update, the biggest headline this month is honestly... there isn’t a huge new headline.

The trends we talked about in May are continuing.

📊 Active inventory across Greater Phoenix is sitting at roughly 23,000 homes.

📊 We now have 119.5 days of inventory, which is one of the highest levels we’ve seen in years.

📊 More than 54% of all closings are including seller-paid concessions, whether that’s closing costs, rate buydowns, repairs, or a combination of all three.

📊 The average Valley home is still selling around $616,000.

So what does that tell us?

The market isn’t crashing.

But it also isn’t 2021 anymore.

Buyers have options.
Buyers have leverage.
And buyers are negotiating.

📍 Queen Creek continues to lean heavily toward buyers with a Cromford Market Index of 55.6, meaning sellers need to be strategic from day one.

One stat every seller should pay attention to:

Only about 75% of listings are successfully selling right now.

Think about that.

One out of every four homes listed doesn’t make it to the closing table.
