-Builders are able to offer insane interest rates to buyers using a preferred or in house lender (I’m talking 3.75%)
-Builders over built their spec homes and they need to move the inventory. This means amazing closing cost assistance for you!
-Negotiating a lower price on new construction is nearly impossible but in this market, I’ve seen it be happen.
-Before the market shift you’d walk into your new construction home without fridge, washer, dryer, and window treatments. Now? I’m negotiating them all in and saving buyers $10,000+ by doing so.

Sellers-I know that selling your home is emotional and you need to process the ups and the downs. But I strongly advise against telling the buyers to get lost over something minor.

Now, are there times where we can tell them absolutely not? Of course. However, most buyers are reasonable and open to negotiation.

When less than desirable information comes our way, we will process, discuss options, think about it, and then respond. After all, we typically have 24+ hours to weigh the pros, cons, and options.

✨ Tips & Tricks Tuesday ✨

I get it, you have an idea of what your house is worth based on Zillow or your neighbor down the street and you’re shocked when the number a Realtor recommends is lower, much lower.

There are things working against sellers right now. High interest rates, high local supply, high average days on market, just to name a few. Is all hope lost for sellers? Absolutely not. But you need to go in with an understanding that to effectively sell your home, agents are pulling the most recent data possible to put you in a competitive position on the market.

So while you may have sticker shock at first, remember the goal is to get your home sold so you can go on to your next chapter. Listing too high in this market will lead to longer days on market, much fewer showings (if any) and wasting valuable time being the “Just Listed” home buyers see on their phones and skip because of the price.
