I’ve seen this more times than I can count in the Phoenix area. Interest rates are coming down but we will never see the 2-3% again - unless something major happens. Successful sellers will price with the market and not with their hearts.

This year has been tough for both buyers and sellers. As affordability strains buyers, many sellers are pulling listings after prices fall short of expectations.

Delistings jumped nearly 38% in October from a year earlier and are up about 45% year to date, according to Realtor.com®. Since June, roughly 6% of listings have been removed each month, making 2025 the highest delisting rate since tracking began in 2022.

"The delisting trend is a perfect personification of the stagnant and frustration-filled housing market," says Realtor.com senior economist Jake Krimmel. "With buyers and sellers far apart, the sellers’ solution is to pull that trump card and delist, rather than cut prices."
