Before I recommend lowering the price, I’d look at these 5 things first. 👇🏼🏡
A price reduction can be the right move, but it shouldn’t always be the first move.
1. Buyer feedback 👀
If buyers keep mentioning the same concerns after showings, whether it’s price, condition, layout, or location, I’m paying attention. That feedback tells us what buyers are actually seeing.
2. The competition 🏘️
Your home isn’t being evaluated on its own. Buyers are comparing it to every similar property currently on the market. If another home is more updated, shows better, or feels like a stronger value, that matters.
3. The first impression ✨
Curb appeal, clutter, lighting, staging, landscaping, and small repairs can make a bigger difference than you think. Buyers can form an opinion within moments of seeing a home.
4. The marketing 📸
Even a great home can look average with basic photos and minimal exposure. Professional photography, video, social media, and better storytelling can completely change how buyers experience the property online.
5. The relaunch 🔄
Sometimes a property needs a fresh start. New photos, a stronger property tour, refreshed marketing, and a new angle can give the listing another opportunity to attract the right buyer.
So, can a price reduction be the right move?
Absolutely.
But before we reduce the price, I want to make sure your home has actually been given every opportunity to earn that price.
