We do live in a desert 🌵.
My horse couldn’t care less, he just wanted to get his dinner.

When I meet an appraiser at one of my luxury horse properties, I don’t just unlock the gate, I walk the property with them.
Why? Because the details matter.
2x6 steel fencing is not valued the same as round pipe with no-climb fencing. Custom stalls, arena footing, irrigation, barns and outbuildings can vary significantly in quality and cost.
The appraiser needs to understand what went into the property—and I make sure they do.
That’s part of representing a specialized property well.

If you watched Part 1, you already know this is less “real estate video” and more “come walk the property with me.”
There’s so much happening outside this home that a normal listing video just doesn’t do it justice.
More backyard, more views, more spaces to actually use - and a few of my favorite details on the property.

This is what happens when the backyard is too good for a 30-second Reel.
So forget the polished video for a minute. Come walk it with me instead.
I grabbed my phone and toured the backyard exactly like I would with a buyer standing next to me - pointing out the things you can’t really appreciate from photos.

I recently attended a real estate conference out of state, and I’ll admit it… leaving my family and sitting in a conference room for hours taking notes is NOT my idea of a good time. 😂

I served my time through undergrad and grad school. I thought my note-taking days were behind me.

But I also know that running a better business makes me a better agent for my clients.

If I can learn something that improves my systems, communication, marketing, negotiations, or simply makes the process smoother for the people who trust me with their real estate — then it’s worth the time away.

I came home with a LOT of notes, a lot of ideas, and a pretty long list of things I want to implement.

The best part? My family joined me for a few days afterward and we turned the trip into some family time at Disneyland. Work + family is a balance I’m always trying to get better at. ❤️

Always learning. Always tweaking. Always trying to do this business a little better.

I’m a dork, but this was fun to play out 🤪

Listen, gifted down payments are real, they’re allowed, and they’re a whole vibe. But if your parents aren’t writing you a six-figure check this week (mine aren’t either, babe), there are still SO many ways to get into a home:
✔️ Down payment assistance programs
✔️ Gift funds from any family member ✔️ FHA loans (as little as 3.5% down) ✔️ Conventional 3% down options ✔️ Seller concessions

You don’t need rich parents. You need the right Realtor + lender team.

DM me and let’s build YOUR plan.

Tag the friend whose parents are NOT cutting them a six-figure check. We ride at dawn. 🐴
