I usually only share a mortgage rate update once a month, but rates have moved enough since my September 1 post that I thought this was worth a quick update.

On September 1, the average 30-year fixed rate was 6.89%. Today, itā€™s 7.20%.

That sounds like a big move, so instead of just posting the higher rate, I wanted to show what it actually means in dollars.

On a $400,000 home with 5% down, the difference is about $79 more per month in principal and interest.

That matters, especially if youā€™re already close to the top of your budget. But it also doesnā€™t automatically mean buying is off the table.

Purchase price, down payment, loan program, seller concessions and rate buydowns can all change the numbers. The better question is not ā€œAre rates up?ā€ Itā€™s ā€œWhat does the payment look like for me?ā€

No panic. Just good information so you can make the decision that makes sense for you.

If you know me, you know I love good food, so Arizona Restaurant Week is definitely on my radar.

It runs September 18 through 27, and there are a bunch of East Valley spots offering special prix-fixe menus, including Espiritu, Rodizio Grill, Las Sendas Patio & Grille, Cien Agaves, Perryā€™s Steakhouse & Grille, and Culinary Gangster.

Basically, a very good excuse to try somewhere new.

Since my last update, median list prices moved lower in Queen Creek, Scottsdale, San Tan Valley, Tempe, Gilbert and Mesa...

Since my last update, median list prices moved lower in Queen Creek, Scottsdale, San Tan Valley, Tempe, Gilbert and Mesa. Chandler moved higher, while Apache Junction stayed almost flat.

Days on market are mixed too. Tempe and Chandler are taking longer, Queen Creek ticked up slightly, while Scottsdale and Gilbert improved. Price reductions are still very common, with more than half of current listings showing a reduction in most of the cities Iā€™m tracking.

That does not automatically mean home values are falling. Median list price can shift depending on which homes are currently for sale. But it does show why pricing, location and the individual property matter so much right now.
