It's useful informationโ€”but when you're thinking about selling, there's another question that's often much more important:

What's happening around your home?

Real estate can be incredibly local.

Two properties that look similar on paper can perform differently because of:

Not every real estate transaction goes perfectly from offer to closing.

Sometimes an inspection uncovers something unexpected.

Sometimes an appraisal creates a question.

Sometimes financing takes longer than anticipated.

Sometimes paperwork, deadlines, or communication become an issue.

The important question isn't:

โ€œWill absolutely nothing go wrong?โ€

It's:

โ€œIf something does happen, how will we respond?โ€

Experience can help recognize warning signs, understand which issues need immediate attention, bring the appropriate professionals into the conversation, and determine what options may be available.

Someone needs to keep track of what's happening, communicate with the appropriate parties, coordinate access, follow up when something needs attention, and help keep the transaction moving.
