U.S. Home Prices Ease Across Major Metros
Lately, we’ve seen a shift in the national housing market—Mid-Q3 brought a yearly drop in price per square foot in 36 of the 50 largest metro areas, signaling a wider cooling trend. On average, prices per square foot nationwide dipped about 2% year-over-year, which marks the tenth straight month of softening in this measure. Sellers, feeling the pressure from buyers and high mortgage rates, have been adjusting their asking prices more aggressively, especially in areas that saw large gains during the pandemic. Some of these boom markets are now giving back a portion of those pandemic-era increases, a change supported by inventory levels that are even higher than what we saw before 2020.
