This actually blew my mind! I knew regulatory issues increase building costs.....but...

*Average new construction home $500,000
*Estimated Regulatory costs= 26.4%
* $132,000 in additional cots passed to the Buyer 🤯

Time to start looking at Federal, State, and local building laws with a microscope. Eliminating non-sensical regulations could go along way to help with Buyer affordability IMO

Permits, inspections, and approvals are taking a bigger toll on housing affordability by adding thousands to construction costs, NAHB found.

The numbers are in, and the story they're telling is clear: if you're thinking about selling, there has rarely been a better time.

The median sale price in Racine County hit $𝟑𝟐𝟖,𝟖𝟎𝟕 in May — up 𝟔.𝟏% a year ago. And homes aren't just selling at asking price — 𝐭𝐡𝐞𝐲'𝐫𝐞 𝐬𝐞𝐥𝐥𝐢𝐧𝐠 𝐚𝐛𝐨𝐯𝐞 𝐢𝐭, 𝐚𝐯𝐞𝐫𝐚𝐠𝐢𝐧𝐠 𝟏𝟎𝟎.𝟗% 𝐨𝐟 𝐨𝐫𝐢𝐠𝐢𝐧𝐚𝐥 𝐥𝐢𝐬𝐭 𝐩𝐫𝐢𝐜𝐞.That means well-priced, well-marketed homes are generating multiple offers and putting extra money in sellers' pockets.

Here's the thing though — the number of homes actually closing is at an almost historic low. Only 188 homes sold in May, a drop of 17.2% compared to last year. This isn't buyers stepping back. It's a shortage of available homes. Buyer demand continues to significantly outpace supply, and that imbalance is exactly what's pushing prices up and keeping this firmly in 𝐬𝐞𝐥𝐥𝐞𝐫𝐬 𝐦𝐚𝐫𝐤𝐞𝐭 𝐭𝐞𝐫𝐫𝐢𝐭𝐨𝐫𝐲.

Homes that are priced right and marketed aggressively are moving in an average of just 22 days — often with competing offers on the table. The homes that sit? Usually a pricing or presentation issue.

I do believe that manufactured and modular style homes are going to become more popular as affordable options in the future. Kudos to forward thinking legislators for being pro-active with housing affordability.

Gov. Abigail Spanberger signed bills to ease development of manufactured housing communities in the state and protect residents from fees.
