I was looking through the latest housing numbers for Daviess County this morning, and there’s an interesting story hiding inside them.

In Owensboro, about 233 homes sold during the latest reported period—nearly 23% more than the same time last year.

If you own a house in Elizabethtown, Radcliff, Vine Grove, or elsewhere in Hardin County, here are a few numbers worth paying attention to as we head toward fall.

Hardin County’s median listing price is sitting around $316,500, but the median home actually sold for about $290,900. At the same time, the number of homes for sale is up more than 10% from last year, and the typical home is taking about 51 days to sell.

Elizabethtown itself is a little stronger. The median listing price is around $365,000, homes are spending about 46 days on the market, and Realtor.com still classifies the area as a seller’s market.

So what does that mean?

There are still buyers out there. But those buyers have more choices than they did a year ago.

That matters if your house has an old roof, outdated kitchen, bad flooring, inherited belongings piled inside, deferred maintenance, tenant damage—or you simply don’t want to spend the next couple months getting a house ready for showings.
