🏡 One thing I take seriously as a listing agent: when Sellers move out before the home sells, that house doesn’t stop being cared for.

Every week I am stopping by to check on things: sweeping, vacuuming, tidying up the yard and porch furniture, making sure the thermostat’s set right, run faucets and flush the toilets to keep the plumbing working like it should. After any bad storm, I’m there checking for damage. Burnt-out bulbs get changed, air filters get swapped, and the little things that make a house feel “lived in” still get done. Luckily my hubby is a great sport about helping out when needed.

Why??? Because buyers can tell the difference between a house that’s been sitting empty and one that’s still being loved. Could this be the one? It’s a lot easier to say yes to a home that shows well from the day it lists to the day it closes.

Sometimes finding “the one” takes 18 showings. Sometimes it takes 2 hours. We drove over 300 miles total, but worth every minute on the road.

For my latest first-time buyers, it took 18 houses in two brutal, 100+ degree days — and they never once wavered on their budget, and are officially under contract on this super cute house!

That’s the part I want other buyers to hear: know your numbers going in, and don’t let a hot market (or hot weather) push you past them.

Congrats to a great couple who did it right! 🏡 I’m super excited for them!

Some goodbyes come with the best kind of excitement behind them. This home has been their home for years — full of memories and stories and fun times.

Our daughters played volleyball together for a few years and I have enjoyed watching her grow. Now, with graduation behind their daughter and a new adventure ahead for the whole family, it felt right to help them close this chapter well. So proud of this girl, and so grateful for the years I've shared with her family — and for the trust they put in me to sell their home.

And in the sweetest small-world twist, the buyer actually served in the military with one of the sellers years ago. Some circles really do come full circle. 🏡

So happy for this family, and excited for what's ahead for all of you. Here's to what's next! Bittersweet seeing them go.
