The Federal Reserve wrapped up its meeting yesterday and, as expected, left short-term interest rates unchanged. That makes this the perfect opportunity to answer one of the most common questions buyers ask: "what does that mean for mortgage rates?" The answer may surprise them.

🚨🚨One of the biggest misconceptions is that the Federal Reserve directly sets mortgage rates. It doesn't.🚨🚨

Mortgage rates are primarily driven by the bond market (Mortgage-Backed Securities) and investors' expectations about inflation and the overall economy. That's why mortgage rates can sometimes improve even when the Fed doesn't cut rates, or move higher after a Fed announcement. Yesterdays decision didn't change the fact that investors remain focused on inflation and economic data, which continue to be the biggest drivers of mortgage rates.

The reports that typically have the greatest impact on mortgage rates:
⭐ CPI Inflation (Consumer Price Index): The single biggest driver.
⭐ Jobs Report (Non-Farm Payrolls): Strong employment often pushes mortgage rates higher, while weaker reports can help rates improve.
⭐ PCE Inflation: The Federal Reserve's preferred inflation measure and a closely watched market indicator.
⭐ Retail Sales: Strong consumer spending can place upward pressure on mortgage rates.
⭐ Federal Reserve Statements & Press Conferences: The Fed doesn't directly set mortgage rates, but unexpected comments can influence the bond market and investor expectations.
⭐ GDP: Measures overall economic growth.
⭐ ISM Manufacturing & Services: Provides insight into business activity and economic strength.
⭐ Unemployment Claims: Weekly labor market data that can influence investor sentiment.
⭐ Consumer Confidence: Generally has a smaller impact but can still affect market expectations.

Many buyers tell me they're waiting for lower interest rates. While that sounds logical, it's important to look at the bigger picture. Every time I visit Clatskanie, Oregon, I can't help but imagine what it would be like to call this charming small town home. I picture myself starting each morning with a stroll through the beautiful city park, enjoying the towering trees, open green spaces, and the simple joy of small-town living.

I love that Clatskanie offers a cozy, relaxed lifestyle while still being just a comfortable drive from the city whenever I want shopping, dining, or entertainment.
