City of Durham: Down Payment Assistance Program

The City of Durham Down Payment Assistance (DPA) Program provides assistance to eligible persons and families for the purchase of a home to be used as the primary residence within the City of Durham. The DPA Program is funded and administered through the City's Community Development Department. * Applicant(s) must earn 80% or below of the Area Median Income (AMI) as shown in the below table
* Applicant(s) must not have owned a home within the last three years

People ask us all the time, why NACA?

NACA’s purpose—Neighborhood Assistance Corporation of America—is to make sustainable, affordable homeownership accessible to working people, particularly those who have historically faced barriers to buying a home.

At its core, NACA is about more than getting someone approved for a mortgage. Its mission is to help people become successful, long-term homeowners by combining affordable mortgage terms with counseling, education, advocacy, and support.

For the homebuyer, that means helping members become mortgage-ready, understand what they can truly afford, navigate the purchase process, and obtain NACA’s mortgage product—which is designed around features such as no down payment, no closing costs, no PMI, and no consideration of credit scores in the traditional underwriting sense.

And from the real-estate side, the purpose is bigger than simply closing a transaction. The goal is to help a member go from “I don’t know if homeownership is possible for me” to “I own a home that I can afford and sustain.”

That’s what makes the work of an In-House Agent especially important. You’re not simply opening doors and writing offers. You’re helping members navigate one of the most important parts of NACA’s mission: turning mortgage readiness into actual homeownership.

Well today brings another Homebuyer Workshop to the community. We are in Fayetteville this morning at Harvest Family Church. We are so thankful that they have welcomed us back for the second time. They have now promised to have us come back every quarter. We have 160 people signed up. How amazing is that!
