A few weeks ago at an open house, someone told me they didn’t think Realtors “do that much anyway”.
It stuck with me.
Because on a recent transaction, both of us Realtors saved the deal more than once. I talked my clients through some very emotional moments. I coordinated multiple inspections and vendor quotes, negotiated additional money for my clients just a week or two before closing when there wasn’t an obvious reason the seller even needed to do that, and ultimately helped keep the transaction together when closing had to be pushed back a while month.
And honestly? Without a great agent on the other side working through the issues together, it wouldn’t have gone nearly as smooth.
That is the part of this job people don’t always see.
You don’t hire an agent because you need someone to unlock a door. You hire one because when the transaction gets complicated, you need someone who knows what to do next and what your options are - someone who knows every little detail of the contract and your rights, duties and obligations.
And once you’re in the middle of a problem, you can’t exactly backtrack and decide you need representation. At that point, you’re either figuring it out yourself, or you’re likely looking at hiring an attorney to help navigate something that could have been handled from the beginning.
The value of a Realtor isn’t always obvious when everything is going perfectly.
Sometimes, the value is getting you to the closing table when it very easily could have fallen apart.
With that being said, I’m obsessed with this job and will continue showing up every single day for my clients - even in the knee deep complicated transactions.
Btw - this still wasn’t my longest resale transaction. The one where my seller passed away 4 days after going Under Contract and then the home getting tied up in a lawsuit for a year still takes the cake for that one. I suppose we will save that story for another day.
