I love the TBJ but not when they use the flawed info from Zillow (including the Zestimate). The reality is that the median sales price, year-over-year, Aug '22 to Aug '23: Triangle up 2.6%; 27616, up 4%; 27608, up 9.8%.

Some of the Raleigh-Cary metro's most expensive neighborhoods have seen slight decreases in home values over the past year.

While prices have certainly declined since their unnatural peak last spring (March '23 is 2% below March '22), this article helps explain why there hasn't been - and likely won't be - any major drop in prices. You may have seen the news about sales rising in February for the "first time in 12 months" but prices dropping for the "first time in over a decade", like CNBC https://www.cnbc.com/2023/03/21/february-home-sales-spike.html

Meanwhile in the world, it's the first monthly rise since August (5 months) but February prices were STILL higher than last year. However, since the median jumped more than 10% from Feb 22 to Mar 22 alone, expect to see blaring headlines locally about dropping prices (compared to 22's insanity) through June.
