🏡 Forecasting the 2026 U.S. Housing Market: The Turn of the Corner

After four years of frozen mobility and significant affordability challenges, the U.S. housing market is finally poised for a long-awaited thaw. The signals we're tracking suggest 2026 will mark a clear turn in the cycle:
-Price Stabilization: We expect home prices to largely flatten nationwide, moving away from the dramatic swings of the pandemic era.
-Modest Rate Relief: Mortgage rates should ease modestly, offering a much-needed boost to buyer confidence and capacity.
-Sales Growth: For the first time since the pandemic began, sales activity is positioned to grow, driven by pent-up demand.
-The Affordability Reset: This improvement won't come from a dramatic price correction, but through a steady rebalancing. Affordability will improve gradually as strong income growth begins to outpace modest home price appreciation. This is the healthy, sustainable correction the market needs.

Development Strategy: Seeing Beyond the Next Year
This forecast is critical to how we evaluate new sites for development. While the transaction market is shifting, our lens must be longer-term, focusing on a 2-3 year delivery window.
The current environment, marked by a more balanced negotiation table, is creating new opportunities for disciplined development:
-Selective Sites: We are being more selective than ever, seeking sites where fundamentals align with the long-term trend of improving affordability and sustained demand.
-Better Deals: Increased pickiness is leading to better deal creation, setting up projects for success as they deliver into a normalizing market.
The math for a 2028 delivery is fundamentally different from a 2026 purchase. It requires underwriting for a more stable, gradually growing environment.

Nestled in West Durham, this public course has been a part of the community for decades, welcoming everyone from first-timers to longtime regulars. It’s walkable, scenic, affordable, and seriously friendly — the kind of place where you’re just as likely to improve your swing as you are to make a new friend.

The has been helping me with all of my recent landscaping projects. They helped me get my honeysuckle on my front porch, to my tomato seed staters, and flower seeds for my front bed. I have really enjoyed using them on all of my little projects.
