π‘ Cary is pushing 200,000 people but still calls itself a small town. Here's the truth: there isn't one Cary β there are 5. Your cheat sheet π
1οΈβ£ Inside the Maynard Loop ποΈ Old Cary β the oldest, most coveted part of town. Walkable to a downtown that keeps getting better (that downtown park is a stunner), with older charmers and new luxury tear-down builds side by side.
2οΈβ£ The Cary Parkway Loop π³ Where Cary's walkability obsession began. Greenways everywhere, all roads lead to Bond Park, and the north side near Black Creek Greenway hides some of Cary's biggest lots. Bonus: 10 minutes to RTP, 15 to downtown Raleigh OR Durham.
3οΈβ£ East Cary ποΈ The glow-up. Older 1970s neighborhoods like Walnut Hills suddenly became some of the smartest buys in town when Fenton opened next door β dining, shopping, and entertainment now walkable from streets built 50 years ago.
4οΈβ£ West Cary ποΈ New construction central. Townhomes to estates, all newer, nothing needing updates. Two catches: you can't tell where Cary ends and Morrisville begins, and getting to downtown Raleigh from here means a lot of traffic lights.
5οΈβ£ South Cary β³ The southern golf courses β Lochmere and MacGregor β plus Koka Booth Amphitre, Hemlock Bluffs (the only place outside the NC mountains with eastern hemlocks!), and some seriously established, walkable neighborhoods.
π° Now the plot twists. Median sold prices:
27511 (Old Cary/east): $545K
27513 (north Parkway): $535K
27518 (South Cary): $745K
27519 (West Cary): $706K
The golf course zip beats the new construction zip. π€―
And two bonus secrets:
π¬ Cross the invisible line into Morrisville and the median drops to $505K β same feel, ~$200K less. Before you pack your bags, though: most of that gap comes down to housing mix, not a discount β roughly 50% of Morrisville sales are condos or townhomes, versus about 30% in Cary. Compare detached home to detached home and the invisible line matters a lot less.
π« There's a pocket of West Cary that's actually in Chatham County β no Cary taxes, different schools, and at $749K, it's the priciest "Cary" of all.
