When you're moving from hundreds of miles away the hardest part isn't finding a house.

It's trusting someone you've never met to help you find the right one.

We see it every time.

Clients come to us nervous. Unsure. Overwhelmed.

Timothy is methodical.

He walks every property like it's his own decision.

Crawlspaces. Systems. The things you can't see on Zillow.

By the time they're under contract they're not nervous anymore. One client said it best: "They showed the attention and proactivity this process really deserves."

I really want a house with a bigger yard.

We bought this one in a season that required compromise.

Our son was starting 9th grade. We wanted a specific school zone. It was a competitive market.

Everyone gives something up.

We gave up the yard.

We told ourselves: when he finishes high school, we find the next house.

He finishes this spring. But the timing still isn't right. It just isn't practical yet.

So I'm potting cucumbers and beans in planters on my porch. And I'm being patient. Because homes, like seasons, have their own timing.

And the right one is worth waiting for.

If you're relocating to the Triangle, there are four ways people do it.

1. Buy long distance. Virtual tours, video walkthroughs, an agent who goes on your behalf. It works. We've done it.

2. The long weekend. Fly in, see everything, get under contract before you fly home. High pressure but very doable with the right preparation.

3. Short term rental. 1-3 months. Airbnb or furnished rental. Slower pace. Less stress. You learn the area before you commit. This is the least stressful option.

4. Rent for a year. It gives you more time, but you also might miss homes that really work for you. And it puts a hard deadline at the other end of the lease. If you have kids in school mid-lease disruption gets complicated. If your kids are in two different schools (elementary and middle) you're NOT going to stay in the same schools. It's too many variables. If you try this option, pick apartment communities with a break lease fee. (Ask me for a list.) If you see something perfect 6 months in, you have an easy way to move forward.

There's no wrong answer. There's only the one that fits your life. Which one sounds like you?

When you're a physician relocating your family from Illinois to take on a new role, the stakes for finding the right home are high. Sasha and Ivan weren't just looking for square footage... they were looking for "that feeling." People tell me they know it when they feel and after years of doing this, I know exactly what they're talking about!

When you purchase new construction there are fees that are easy to miss. Sometimes they're buried in contracts that run a million pages long. Sometimes they happen due to errors by the agent or lender. Here are a few that frequently surprise people. Revenue stamps. In existing home sales these are usually paid by the seller. In new construction the builder typically passes them to the buyer. In our area revenue stamps are .2% of the purchase price โ€” on a $600,000 home that's $1,200 added to your closing costs. Property taxes. These are almost never accurate in new construction because the assessed rate is based on the land only โ€” not the finished home. I pulled a listing recently in Fuquay-Varina listed at $469,990. The taxes shown in MLS were $743.84. That number is pulled directly from the Wake County Tax website โ€” and it's wrong. Multiply that purchase price by Fuquay's actual tax rate and you get $4,112.88. That's the real number. Here's where it gets worse. Even if your Realtor catches the discrepancy and tells you, your lender might still calculate your mortgage payment using the lower number. That means your escrow account is underfunded. You could be looking at a payment increase of $280 a month โ€” plus a lump sum bill for the prior year's shortage. Make sure the real tax number gets communicated to your lender in writing. HOA setup and transfer fees. New communities often charge a one-time capital contribution or working capital fee at closing on top of your monthly dues. It's in the contract. Most people don't see it until closing day. Which brings us to the contracts themselves. I'll be honest โ€” I hate reading builder contracts. They are long and dense and written by lawyers for builders. But Timothy has a superpower: a PhD in philosophy, which means he is exceptionally skilled at reading long, dense, occasionally tedious material. He reads every builder contract we encounter and always surfaces details our buyers weren't aware of. It's one of the most underrated things we bring to a new construction transaction.
