As we start the year, we will be highlighting 7 crucial mistakes to avoid as a first-time homebuyer. Through daily tips and advice, we will provide you with valuable information to help you avoid common mistakes and make informed decisions when buying your first home 🏑


Mistake 1: Overspending

All through you may be approved for a higher budget, it is important that you go through your finances and ensure it’s feasible for your household. The bank will have debt to income requirements they’ll follow but if you are already tight on your current bills, adding in a higher mortgage payment may not be the best financial decision. Lenders will typically like to see no more than 43% of your income going towards debts including the proposed mortgage payment. There are circumstances where you can get approved with a higher DTI. Typically an estimated payment provided by your lender will include an estimate for property taxes, taxes, insurance, HOA dues and PMI if applicable. This helps give you a close estimate to your monthly payment before committing to an approval amount!
