Polybutylene piping was manufactured between 1978-1995. It was used in the plumbing system of many homes during that time period. Production was stopped in 1996 due to multiple claims of water damaged homes caused by ruptured polybutylene piping. The pipe came in several colors, but the most common one I see is gray. Don’t skip a home inspection, it’s a lot cheaper than a ruptured plumbing pipe!

Sometimes you have to go where most homeowners have never been, the dreaded crawlspace! The back half of this crawlspace looked typical, but as I moved toward the front I realized the entire front half was flooded. The source of the water was from two crawlspace vents that were at ground level. Every time it rained, water would drain into the crawlspace. Always get a home inspection before buying a house! In this case, the seller agreed to fix the majority of the issues that were reported.

Homeowner called me saying their roof may have a small leak. After a quick inspection it turns out the leak was from a bad connection in the HVAC condensate drain. The water ran down the wall and saturated the carpet under the windows. The thermal imaging camera came in handy to help show the extent of the leak. Fortunately we caught it before it could cause too much damage.

I had the opportunity to inspect this roof as it was being replaced. Check out the rotten sheathing next to the downspout discharge. This is the reason why inspectors always make notes about downspouts that drain onto a lower roof that has asphalt shingles. These areas are prone to water intrusion, especially if the water discharges diagonally across the shingles.

Did you say MOLD?!!! Many home owners panic when they hear that four letter word. Contrary to popular belief mold is typically not a major issue and can be found almost anywhere. We breath in mold spores everyday! The issue in question should be what is causing high moisture levels in your home to allow the mold to grow. Fix the moisture and you fix the mold! This picture was taken in a crawl space that had visible “organic growth”. The foundation had poor drainage and the crawl space did not have a v***r barrier on the ground. This can cause high moisture levels in the crawl space, which can promote mold growth along with many other problems.

Foundation Problems?
For most people a crawl space is the last place they want to be crawling around in, which is why many issues in your home go undetected.
These pictures were taken during a routine home inspection in a crawl space. The house was built in 1966 and appeared to be in good shape. The current owners even stated that the house has a “solid foundation.” As you can see from the pictures this house had several columns that were leaning and barely supporting anything. Luckily we caught this issue and the buyers were able to negotiate the cost of repairs in with the asking price. Always get a home inspection and make sure the inspector is willing to go above and beyond!

Duct tape has been around for years and has come in handy many times. Duct tape was originally named Duck Tape, but then it was renamed Duct. In my opinion it was wrongly named, it should’ve just stayed Duck! One of the most common issues we find in homes is the use of Duct Tape on duct work! Sounds confusing right? That’s because it is. Despite it’s name, duct tape cannot be used on any HVAC duct work or exhaust venting. The tape deteriorates over time and will cause air leaks in your ducts, which then causes high moisture levels, then mold, then rot, and so on. Foil Tape is the only approved tape for duct work. It is resistant to high heat and temperature fluctuations, unlike its imposter.

If you ever have the crazy idea to remodel your home and you run into rot, always Be Safe and remove all the damaged material plus a little extra. You just never know if the rot is 10 inches or 10 feet.
Case in point, I thought I found a small area of damaged flooring in my home. I removed one board, then another, anddd another, until I was standing in the crawl space staring at a completely new spot of rot! Luckily after a little swearing and an entire Saturday I was able to fix the bad areas, fingers crossed.

Are your gutters free of debris? Clogged gutters can allow rainwater to overflow and erode the soil around your home’s foundation. Overtime, this can cause shifting in the foundation wall and piers. The image at the end of the video shows a pier that has shifted some years ago, probably due to poor drainage.

Subterranean Termites will build tunnels, often called mud tubes, from the nesting area in the ground to their food source in your house. This usually includes structural wood members in your home’s framing. Termites will primarily target softwood and eat it from the inside out. The picture shows two of these tunnels that traveled up the foundation wall into the wooden wall structure. We always recommend a pest inspection with every home inspection.
