If you are buying a home in NC for the first time, this is one of the most important things you need to understand before you ever make an offer.

North Carolina uses something called a Due Diligence period.
Most states do not work this way — and if you do not understand how it works going in, it can cost you thousands of dollars.

Here is the short version:

When your offer is accepted, you pay two amounts upfront — a Due Diligence fee and Earnest Money.
They sound similar but they are very different.

The Due Diligence fee goes directly to the seller the moment it is paid.
It is non-refundable. No matter what happens.

The Earnest Money sits in escrow and is protected — but only if you walk away before the Due Diligence period ends.
If you wait too long and the DD period closes, you lose both.

During the DD period you complete your inspection, your appraisal, and confirm your financing.
This is your window to fully understand what you are buying before you are locked in.

Knowing this going in is the difference between a buyer who is in control and a buyer who is caught off guard.
