The Raleigh-Durham (RDU/Triangle) rental market has shifted from “hyper-competitive” to much more renter-friendly over the last 12-18 months because of a huge wave of apartment construction across Raleigh, Durham, Cary, and Morrisville.
Average Raleigh rent is around $1,550-$1,575/month depending on the source (Zillow, Realtor.com, RentCafe). Vacancy rates improved significantly versus the post-Covid crunch, giving renters some leverage.
What this means is landlords and large apartment operators are more likely to offer concessions such as waiving administrative and/or application fees, giving parking or amenity concessions, etc. This is especially true in Raleigh, North Hills/Midtown, Cary/Morrisville and RTP-area luxury complexes.
With the higher-demand submarkets (Downtown Cary, North Hills, Downtown Durham luxury buildings, Chapel Hill near UNC, and RTP luxury mid-rises) are still very expensive AND competitive.
