Last month I found 3 damaged and or disconnected dryer exhausts in an attic and crawlspaces in one week. A damaged dryer exhaust vent in an attic or crawlspace poses a significant fire hazard and can cause moisture-related problems. The vent must be professionally repaired or replaced with rigid metal ductwork that terminates outdoors.

The photos were taken inside of an older crawlspace with cast iron waste piping. The external indication of failing cast iron pipes that has raised areas or blobs of rust, are usually found on the underside of horizontal sections. The size of these blobs can be anything from little pimples to about the size of half a walnut shell. These aren't as obvious as cracks and can be overlooked because they don't perpetually leak. As the iron around a pin hole rusts, the iron expands and seals the leak. While they might not be actively leaking when discovered, it's certainly a sign that internal corrosion has breached the wall of the pipe. A professional plumbing contractor should evaluate the waste drain system if you find blobs of rust on your cast iron pipes.

This is a classic condensate drain piping discharging on the exterior foundation wall of a home. A condensation drainpipe is a crucial component of HVAC systems, specifically designed to remove excess moisture (condensate) that accumulates during the cooling process. This pipe ensures that water, which forms as warm air passes over cold evaporator coils, is safely drained away, preventing potential damage to the system and the building, as well as the growth of mold and bacteria. Water continuously dripping onto your foundation wall can lead to various problems, including cracks, shifting, and deterioration of building materials like concrete or masonry. Saturated soil can lose its ability to support the foundation, causing uneven settling. It's always recommended to extend the condensate drain at least 12 inches or more away from the foundation to ensure water will not pool, which will promote bacteria growth and mosquito breeding.

Earlier this week during a home inspection, a direct gas water heater had been replaced with a natural draft water heater, but the installer forgot to replace the original larger direct exhaust flue vent to the exterior. A natural draft water heater should not be connected to a direct exhaust flue system as they are designed for different venting methods. Direct vent systems are typically used with appliances designed to draw combustion air from outside and expel exhaust directly outside, often using coaxial venting. Natural draft water heaters rely on the natural buoyancy of hot exhaust gases to vent upwards through a chimney or vent, and they usually draw combustion air from the space where they are installed. Connecting a natural draft heater to a direct vent system could interfere with its proper operation and potentially create safety hazards. You should always have a professional plumbing contractor install a new water heater, not your uncle’s cousin’s son-in-law!
