Many renters in the Triangle are paying $1,800, $2,000, or even $2,500+ per month—and in some cases, a mortgage payment could be the same or even less.

These are the starting rental rates, which means your actual monthly cost may be higher than the advertised price. Many apartment communities charge additional fees, including pet fees and pet rent (often with breed and quantity restrictions), application fees, administrative fees, move-in fees, holding fees, parking fees, and other miscellaneous charges.

As a renter, you're also subject to potential annual rent increases, while building no equity for yourself. In addition, apartment living often comes with noise restrictions, limited ability to personalize or renovate your space, and shared parking that may be limited or less convenient.

Just because you’re approved for it doesn’t mean you should spend it. Leave room for life, savings, travel, emergencies, and actually enjoying your home.

Your mortgage payment today may not be your payment forever. Taxes and insurance can rise over time, so plan ahead.

3️⃣ Buy what you can afford NOW and scale up later

One of the BEST calls a buyer can receive during the home buying process is: “You’re clear to close!” 🙌🏽

So what does that actually mean? 👀

It means the lender has reviewed your income, credit, assets, appraisal, and documents — and everything has been approved for closing. ✅

At this point, your loan is basically at the finish line and you’re getting ready to sign and get your keys! 🔑✨

A few reminders once you’re clear to close: ▪️ Don’t open new credit cards
▪️ Don’t finance furniture or a car
▪️ Don’t quit or change jobs
▪️ Keep your finances stable until closing day
