The old DMV headquarters on New Bern Avenue is being demolished, marking the end of an era and the beginning of a new chapter for one of the city’s most important corridors. City leaders have said they want the site to include a mix of affordable housing, retail, community gathering space, and jobs, but the final plan is still being developed. (ABC11 Raleigh-Durham⁠)

🎉🏡 CONGRATULATIONS TO MY CLIENTS — THIS ONE WAS A JOURNEY! 🏡🎉

I’m excited to share that this property was UNDER CONTRACT after just ONE DAY on the market! 🙌

That kind of result doesn’t happen by accident. It takes preparation, the right pricing strategy, strong marketing, and a plan designed to put my clients in the best position from the start.

Now, let me share the real side of real estate… because sometimes the road to the closing table doesn’t go exactly as planned.

This was an estate sale, which meant multiple parties were involved and one of the sellers needed to sign and overnight their closing documents before we could officially close. Unfortunately, that delivery didn’t go quite the way we hoped.

Without naming names, one of the many delivery services out there had a little adventure of its own — the package was missorted, traveled around for a couple of days, and eventually made its way to the right place. 📦✈️

The delay was no fault of my sellers or the buyers. Sometimes in real estate, things happen that are simply outside of anyone’s control.

But there is one thing we can control: communication. 📞

As soon as I learned there was a delay, I got on the phone, started making calls, found answers, and kept everyone informed every step of the way. My job isn’t just to help negotiate the best deal — it’s to be the person in your corner when challenges come up and make sure everyone stays on the same page.

Real estate is about more than contracts and closing dates. It’s about trust, problem-solving, and having someone who will be there from the first conversation all the way to the closing table.
