May 2026 Real Estate Market Overview

Mortgage Rates Are Stubbornly Stuck and the Housing Market Is Finally Accepting the Ugly Truth

For two straight years, we've all been fed the same sunny forecast: "Just hang on, lower rates are right around the corner." Well, the corner turned out to be a brick wall. The U.S. housing market is now quietly coming to terms with the fact that 7% mortgages might be sticking around like that one relative who never leaves the party.

The 7% Mortgage That Just Won't Budge

Back at the start of 2024, the smart money expected 30 year rates to slide back toward 5% by now. Buyers planned accordingly. Builders planned accordingly. Reality, however, had other plans. Rates have camped out near and often above 7%. On a $450,000 house, that’s roughly an extra $600–$700 per month compared to a 5% loan. Over 30 years? That’s an absolute fortune in extra interest. For a lot of families, the numbers simply stopped making any sense, so they stopped buying.

The Great Lock In Is Now Permanent

We’re watching the “lock in effect” play out on steroids. Millions of homeowners who snagged mortgages between 2020 and 2022 are sitting pretty at 2.5–3.5%. Selling now would mean trading their golden ticket for a mortgage that’s basically twice as painful. So… they’re not selling. It’s not that everyone suddenly fell madly in love with their current kitchen. It’s just that moving has become financial self harm. The Result? Existing home inventory is still scraping along at multi decade lows, and the whole market feels weirdly quiet.

It’s Not Crashing. It’s Paused.

Here’s the funny part: high rates didn’t trigger the bloodbath everyone predicted. No crash. No mass foreclosures. No fire sales. Instead, the market slipped into a weird kind of suspended animation. Supply is ridiculously low. Demand has cooled off, but not enough to overwhelm that tiny supply. Prices in many areas are still holding strong because almost nobody is actually listing their house.
It’s not a boom.
It’s not a bust.
It’s a pause, like the entire housing market is holding its breath, waiting for rates to drop while rates just sit there, sipping coffee, completely unbothered.

For now, welcome to the new normal. Somebody find the pause button and unpause this song and dance.
