I lied.

I LOVE the late-night offers.
I LOVE the last-minute showings.
I LOVE not having a day off.
I LOVE being an on-call therapist.
I LOVE buying closing gifts.
I LOVE dads at inspections.
And I especially LOVE meeting my clients’ fur babies.

Okay… maybe I don’t love ALL of it.

But I really do love my clients, and I’m so thankful for them!

Real estate is not 9–5. It’s relationships, chaos, celebrations, stress, and a whole lot of showing houses after dinner.And yes, I’ll probably answer the phone at 10pm.

It’s not always the house.

A lot of the time, it comes down to pricing, presentation, and the strategy behind the listing.

🏷️ Price: Even being a few percent too high can put your home outside what buyers are searching for.

📸 Presentation: Dark photos, clutter, or skipping the little things can make buyers scroll right past a home they might otherwise love.

📅 Launch strategy: When you list, how you position the home, and how aggressively it’s marketed can make a big difference, especially when new listings are hitting the market every week.

And here’s the part sellers need to know:
