✨ Sometimes you walk into a house and just know.

For my clients, it was this view. We stood on the back deck, looked out over the lake and I think we all had the same thought: “This is the one.”

📉 Short appraisal… now what?

My buyers’ initial appraisal came in $20,000 below the contract price which was surprising, so we took a closer look.

First, we identified a square footage discrepancy. Then, we reviewed the comparable sales, found stronger supporting data and submitted a detailed Reconsideration of Value.

The result? The appraisal was revised to the full contract price of $555,000, eliminating the $20,000 appraisal gap and allowing my buyers to preserve that cash rather than bringing it to closing.

Not every appraisal should be challenged, but when the facts support it, strong representation matters.
