👀📍One of the most effective and influential tools in today’s real estate market is strategic video marketing.

As more buyers begin their home search online, high-quality video content has become a critical way to showcase not only the features of a property, but also the lifestyle, atmosphere, and overall experience of living in a home and community.

In this video, I highlight several homes that have all sold, notably, all three properties were purchased by out-of-state buyers. These buyers were able to confidently move forward with their purchases largely because of the way the homes were professionally presented through video, photography, and digital marketing.

This clearly demonstrates the growing importance of strong visual marketing in real estate today. Buyers are increasingly making purchasing decisions from across the country before ever stepping foot inside a property. In many cases, a buyer’s first showing happens online, making it essential for a home to create an immediate and lasting impression.

Professional video marketing allows potential buyers to better understand a home’s layout, flow, design, and unique character in a way that photos alone often cannot capture. It also helps sellers reach a broader audience, including relocating professionals, investors, and families moving from other states who rely heavily on digital content during their home search.

In today’s competitive market, professional marketing is no longer optional, it is essential.

If you are considering selling in the Triangle area, I would welcome the opportunity to discuss how to position your home effectively to stand out and attract qualified buyers both locally and nationwide.📲919-935-6160

A little late posting this one, as 101 Martingale Drive officially closed last Friday, but it has been an incredibly busy and rewarding week.

Over the past several days alone, I’ve already met with three different sellers to begin preparing their homes for the market, and moments like this remind me how grateful I am for every client who chooses to place their trust in me throughout such an important transition in their lives.

Congratulations to my clients on the successful sale of their Holly Springs home. From the initial consultation to the closing table, this transaction moved quickly, with the entire process taking only about two months from the moment they first contacted me to begin preparing the property for sale. Let that sink in; I move quick! When you tell me you’re ready I get things going and done promptly.

A successful sale starts long before a home officially hits the market. Throughout this process, I coordinated contractors, aligned preparation timelines, advised on updates and presentation strategies, managed the many moving pieces behind the scenes, and helped position the home competitively from day one.

Once active, strong communication, strategic marketing, and negotiations helped successfully bring this transaction to the finish line.

Real estate is so much more than simply listing a property. It is preparation, guidance, problem solving, communication, and advocacy every step of the way.

I’m incredibly thankful for the continued trust from my clients, referrals, friends, and community. Supporting people through these major milestones is something I never take lightly.

To my sellers, and dear friends, thank you for trusting me on a second transaction together. Your support and trust in me means the world.

So who can I help next? I am never too busy for your referrals!

I hope everyone had a peaceful and meaningful Memorial Day weekend, filled with time well spent whether that was by the pool, with family, or simply slowing down and enjoying a moment of rest.

But as the weekend comes to a close, I think it’s important we carry something deeper with us. Memorial Day is not just a long weekend or a break from work. It is a day of remembrance for the brave men and women who gave their lives in service to this country.

Behind every freedom we enjoy is a sacrifice we may never fully comprehend. A name. A family. A story that ended too soon so that others could continue theirs in freedom.

May we never take that lightly. May we honor them not only today, but in the way we live, the gratitude we carry, and the perspective we keep.

Let us remember that freedom is never free. It is paid for in courage, in loss, and in lives that will never be forgotten. It lives on because of their sacrifice, and it is our responsibility to ensure their memory is never reduced to just a holiday on the calendar.

May we be the generation that remembers deeply, speaks their names with honor, and carries forward the weight of what they gave. And may their legacy continue to remind us to live with more gratitude, more humility, and more purpose in everything we do.

Forever grateful for those who gave everything.

There’s something about watching your child step up to the plate that puts everything into perspective. ⚾️

Watching my son play today brought me so much joy — the focus, the confidence, the excitement, and the little moments that go by way too fast. These are the moments that remind me why I work as hard as I do in real estate.

Real estate gives me the opportunity to build a life where I can show up for both my clients and my family. Whether I’m negotiating contracts, touring homes, or cheering from the sidelines at a baseball game, I’m grateful for a career that allows me to be present for it all.

Helping families find a place to call home means even more when I understand firsthand how important these memories are. ❤️

If you’re thinking about buying, selling, or investing in the Triangle area, I’d love to help guide you through the process.

One of the biggest misconceptions buyers have in today’s market is thinking Zillow and online home search sites show all the available new construction opportunities. The reality? They don’t.

Many builders intentionally keep portions of their inventory off-market or delay putting homes online. Why? Because builders often:
• Test pricing quietly before publicly releasing homes
• Hold back inventory strategically to manage demand
• Offer exclusive incentives through agent relationships
• Move quick move-in homes discreetly without advertising price drops
• Release inventory in phases instead of all at once

That means some of the best opportunities — including incentives, rate buydowns, closing cost assistance, and quick move-in homes — are often found before the public ever sees them online.

This is why working with a REALTOR® who is actively touring communities, networking with builder reps, and staying on top of inventory matters. I spend time consistently searching for opportunities for my buyers that aren’t always visible online yet.

If you’re considering new construction in the Triangle area, don’t rely solely on what you see online. There may already be opportunities available that you haven’t discovered yet.

Last night, as I was looking through old photos, I came across this one from a Jiu Jitsu competition in North Carolina a little while back. Someone had captured this moment of my son looking at the medal around my neck, and looking at it last night stopped me in my tracks.

At the time, I thought the medal was the achievement.

Looking back now, it wasn’t.

The real moment was realizing that our children are always watching how we handle challenges, pressure, setbacks, discipline, and commitment. I remember how I felt arriving at the venue. I wanted to come up with any excuse to leave because truth be told it was scary not knowing who the competitors were going to be! The thought of getting injured was also making me nervous, but then I realized, what kind of example would I be setting if I walked back out through those doors and didn’t set out to do what I came to do, which was to get on those mats for my boys. And it wasn’t an option to leave without medals for my boys!

Jiu Jitsu taught me that growth rarely looks graceful while you are in it. You lose rounds. You get uncomfortable. You learn patience. You learn composure. Most importantly, you learn how to keep showing up when things do not go your way.

Ironically, those same lessons have shaped me tremendously in real estate.

Behind every transaction is pressure, negotiation, unexpected obstacles, emotional decisions, and moments where people need someone calm, strategic, and persistent in their corner.

This photo reminds me that success is not just about the wins. It is about who you become while earning them and who is learning from you along the way.

That is something I carry into both motherhood and business every single day.

Looking back at this moment also made me realize something else. I think I am ready to get back on the mats!

If you are looking for a real estate professional who can navigate challenges with resilience, composure, and persistence, I would love the opportunity to help guide you through your next move.

There’s something really special about raising kids in North Carolina 🤍

The slower moments, the lakeside walks, the fresh air, and the chance to soak in simple memories together — it’s the kind of life I never take for granted. Watching my kids grow up surrounded by nature, community, and beautiful places like this is one of my favorite parts of calling NC home.

These are the moments that matter most.

This client testimonial is especially meaningful to me because it came from one of the toughest transactions I’ve ever brought to the closing table.

That experience challenged me, pushed me to grow as a broker, and reminded me why I truly love what I do.

I’m incredibly grateful for every client who trusts me through such important moments in their lives.

Here’s what my client shared after closing:

“Allison is hands-down the best realtor we have ever worked with. We have sold homes before, but this experience was on another level. In a tough market and an even tougher economy, Allison didn’t just list our home — she took ownership of the entire process.

While most agents give you a to-do list, Allison became the project manager for everything. She coordinated preparation, handled documents, contacted contractors, arranged painting and refreshes, and even purchased staging items herself to make sure the home showed perfectly.

She answered calls at any hour, treated the sale like it was her own home, and by the end of the process, she felt like family. If you want someone proactive, dedicated, and who genuinely cares, I cannot recommend Allison highly enough.”

Helping clients navigate challenging situations and still achieve their goals is the most rewarding part of this career.

If you’re thinking about buying or selling in the Triangle area, I’d love to help guide you through the process.
