Every month I pull the Wake County data. July is the first month in a long time where the story is all about you, not the seller.

Median sales price: $485,000 down from $490,000 a year ago

5,040 active listings, the most we’ve seen, up ~6% year over year

27 average days on market, up from 22

Homes closing at 96.6% of original ask, down from 96.9%

Translation: more homes to choose from and more room to ask for something like repairs, a rate buy down or closing costs.

This isn’t a crash. It’s balance. And balance is where prepared buyers win.
