Would a buyer respond more to a lower price or more help at closing?

When resales are competing with builder incentives, the smartest $10K is the one that changes the buyer's real math. Sometimes that is a price cut. Sometimes it is a credit.

I often see credits work best when the home is priced correctly but buyers need relief on cash to close or monthly payment.
