“Any man’s son may become the equal of any other man’s son.”

This is what French and British aristocrats would have remarked when they visited 19th century America. On his visit, Frances Trollope noted how the industriousness of the American people reverbarated throughout society.

“Capitalism in America” is a masterpiece that expounds on how our capitalistic economy was conceived, structured, and how it has evolved ever since. Alan Greenspan, one of the most consequential chairmen of the Federal Reserve of this century, wrote the book.

My humble opinion is that it's impossible for one to actualize today’s version of the American Dream without understanding how that dream has evolved throughout history. Especially for those who were once excluded, thinking in the context of history is a superpower.

One of the most important things that a young professional can invest in is learning how to interact and move around wealth and power circles. Some people are born with this skill, some grow up around it, most people have to learn it - but most never do. It may make the entire difference whether you're going to get that promotion or not, or whether that venture idea of yours gets funded.

From Jerome Powell I've learned the importance of knowing what to do and what to say when you're navigating within wealth and power circles. I have to admit that the education institutions one attends do help in this nurturing process, especially during our formative years.

It’d be interesting to study the path of high school valedictorians, and track them decades after their speeches at the graduation podium. I gave mine thirteen years ago.

However this young man, whether you like his politics or not, I believe is the epitome of the American dream:

👶🏾 Born to immigrant Indian parents who came to the US with nothing more than strong worth ethics and a belief in the American dream. No money to their name.

👨🏾‍🎓 Graduated high school as a valedictorian and a nationally ranked junior tennis player.

🏛️ Went on to attend Harvard and graduated at the top of his class.

🧑🏾‍💼 Went on to get his JD at Yale, and was worth about $15M by the time he was a law school student.

📈Worked at hedge funds and went on to build multibillion dollar biotech and pharma companies, then exited to build another multibillion dollar contrarian hedge fund.

💰Billionaire at age 37, two decades after he walked away from this high school graduation speech podium.

🇺🇸 Now he wants to run the United States, the most dominant super power and economy in the world 🌎.

🛕 In all this he didn’t change his family name nor his faith in order to fit into society. He’s now influencing that society at the highest level.

Politics aside, if this doesn’t inspire you to run your own American dream race - then I don’t know what will. 🤷🏾‍♂️

Atomic Habits by James Clear is a game changer, do yourself a favor and read it. I’ve read it twice so far and I wish it came out when I was in high school. But, it’s never too late. Here’s what it’s helped me do:

1. Break down my big hairy goals into smaller chunks that I can easily bite daily. Running Abranova Real Estate, Inc. and Abranova Building Company, Inc. has become much easier to manage.

2. Break the cycle of addiction to mindless time-wasting activities, and replace them with positive ones i.e. tuning into Bloomberg news instead of Netflix.

3. My daily workout success rate is the highest it’s ever been since high school athletics. My 2 mile run has become like a daily prayer.

What’s the gist of it? Making daily marginal improvements on your deeds is the best and sure way to attaining your long term goals, whatever you’ve set out to achieve. As obvious as this sounds, 99% of failures in life happen because we overlook the small deeds that lead us to undesirable results. The same is true when it comes to achieving success.

Most real estate investment decisions that were made in the last three years heavily depended on low-rate and easy money environments, which tend to boost asset values. Without having an underlaying investment philosophy and a substantial margin of safety, small changes in policies could drive developers completely out of business - as it’s happening right now with rising rates.

In the mid-1980s many developers went out of business because of a tax law change. Most deals were underwritten with accelerated depreciation assumptions in mind, and then the tax code changed.

Ben Graham’s principles of investing are applicable in every asset class, especially real estate. As a developer I strive to attain peripheral vision of all policies and trends that could make my business irrelevant overnight. I can’t afford to miss those trends, no investor can. What’s my secret for keeping up?
