FHA vs. Conventional — what’s the difference? 🏡

A question I get all the time from buyers is:

Should I go FHA or Conventional?

One of the big differences is mortgage insurance.
With an FHA loan, there is an upfront mortgage insurance premium of 1.75% of the loan amount.

For example, if you’re borrowing $300,000, that upfront premium would be:

$300,000 × 1.75% = $5,250
That $5,250 can typically be financed into the loan instead of being paid out of pocket.
FHA also has an annual mortgage insurance premium, which is paid monthly as part of your mortgage payment.

With a conventional loan, there is no upfront mortgage insurance premium like FHA’s 1.75% charge. However, if you put less than 20% down, you may have private mortgage insurance, or PMI.

The big advantage with conventional is that PMI can generally be removed once you reach 20% equity, subject to the loan’s requirements.
So FHA can be a great option for buyers who want more flexible qualifying or a lower down payment, while conventional can be attractive if you have stronger qualifications and want the potential to eliminate PMI.

The right loan depends on your specific situation. Don’t just choose a loan because someone told you it’s the “better” one. Let’s look at the numbers and see what actually makes sense for you.

New construction vs. resale, there’s a BIG difference.

Personally, I’ve always liked resale homes because, in many cases, older homes were built with stronger materials, better craftsmanship, and stronger bones. You can’t always compare the construction quality of a home built 20–30+ years ago to what you see being built today.

BUT… this is also why I often advise my clients to consider new construction.

With a new home, you’re not immediately worrying about replacing a 15–20-year-old roof, HVAC system, water heater, plumbing, electrical, or dealing with years of deferred maintenance. You’re starting fresh and typically have much less to update or repair.

That doesn’t mean new construction is automatically better. And it definitely doesn’t mean every older home is built better.
Every home is different, and that’s where having an experienced Realtor who knows what to look for really matters.
I’ll always help my clients look at the BIG picture, not just how pretty the house looks.

New construction or resale? There are pros and cons to both.
