📲 🏡When I’m doing a virtual tour for my clients who are relocating (which I do often) I make sure they get the full experience, even if they’re not physically there. I create videos around the area, show them the vibe of the neighborhood, describe the smells and temperature inside the property, point out any noises they might not hear on camera, and make sure they know everything about the home.

Things you should know on inspection day:
1. You’re literally paying the inspector to tell you what’s wrong with the house, so yes, expect to find issues. No house is perfect, not even new construction.
2. The inspector works for YOU. You paid for this ask all the questions you want.
3. Focus on the big things: roof, HVAC, plumbing, electrical.
4. In North Carolina, homes are sold as-is… BUT you can still request repairs or credits. This is where I come in and help you negotiate (well… not just here, I help you through the whole process 😉).
5. That’s why having a good realtor matters most major red flags should already be spotted during showings.
6. Ask about maintenance, not just problems. Understanding how to take care of the home is just as important.
