Yes, rates are the highest they've been since last year and buyers have pulled back as a result. On the flip side, the median sales price for a NEW CONSTRUCTION home dropped to $398K (nationally) in June, a 3.3% decrease from May that gave buyers an affordability boost.

As rising oil prices drove interest rates higher, 30-year mortgage rates climbed to 6.76%, the highest since August 2025, sending total mortgage applications plunging 6.4% in a single week, according to the MBA.
