As someone who has called Raleigh home for 30 years and helped families navigate our real estate market for over 15, I always keep an eye on how affordable homeownership really is for different situations. For single parents, finding a city where the numbers work can make all the difference. According to the latest rankings for 2026, cities like Indianapolis, Louisville, Raleigh, St. Louis, Pittsburgh, Detroit, and Grand Rapids offer some of the best opportunities—housing costs in these areas are just 21.7%-23.8% of income, noticeably lower than the national average of 25.7%. I'm proud to see Raleigh on this list, reflecting what I've seen firsthand: our community continues to offer real advantages for families striving for homeownership.

More Choices for Homebuyers as Durham-Chapel Hill Inventory Grows
We’re seeing an interesting shift in the Durham-Chapel Hill housing market this year: active listings are up 14.6% compared to last year, with new listings rising by 9.9%. At the same time, median home prices have dipped slightly—down 2.1% to $475,000. About 24.3% of homes on the market have experienced price reductions, and the average property is now spending 59 days before going under contract.

While this option is currently available only in select U.S. states, it represents how real estate is evolving to meet changing needs. As someone who’s experienced the ups and downs of the real estate market over the past 15 years—and as a strong believer in keeping my clients informed—I want to share some perspective on mortgage rates. As of mid-Q3, the average 30-year fixed rate hovered around 7%. Experts are projecting that borrowing costs will likely remain in the mid-6% range through 2028, with no significant drop on the horizon. For buyers, this means waiting for much lower rates could mean missing out on a market where home prices are rising more slowly, more listings are available, and there’s less pressure from bidding wars. Lately, I’ve noticed pending and existing home sales are inching up, and with better inventory and builder incentives, there’s more flexibility for both buyers and sellers. While refinancing opportunities may be limited, homeowners still have strategic options—like shortening a loan term, switching from an ARM, or tapping into equity. Staying educated on these trends is key to a successful transaction, which is always my top priority.
