🏡 Thinking about buying a home in Johnston County? Now might be a great time.

Many buyers are surprised to learn that today’s market actually offers more opportunities than they expect.

Here’s why many buyers are making their move now:

✔ Less competition from other buyers
✔ More negotiating power with sellers
✔ Opportunity to refinance later if rates drop
✔ Start building equity instead of paying rent

Johnston County continues to grow with beautiful communities in Clayton, Benson, Smithfield, Selma, and surrounding areas, making it a wonderful place to call home.

If you’re curious about:
• What homes are available
• What you can afford
• The buying process

I’d be happy to help guide you.

Daylight Saving Time begins tonight! ⏰🌷

Before you head to bed, set your clocks ahead one hour so you’re not running late tomorrow morning.

While you’re adjusting the clocks, it’s also a great time to:
✔ Change smoke detector batteries
✔ Check your home maintenance list for spring
✔ Enjoy the extra evening daylight!

Longer days and warmer weather are on the way! ☀️

Spring is the perfect time to give your home a little attention after the winter months. A few simple maintenance tasks now can prevent costly repairs later and help keep your home in great shape.

Here are a few things every homeowner should check this spring:

🌷 Clean gutters and downspouts
🌷 Inspect your roof for missing or damaged shingles
🌷 Service your HVAC system before summer heat arrives
🌷 Check exterior caulking around windows and doors
🌷 Power wash siding, walkways, and decks
🌷 Inspect sprinkler systems and outdoor faucets
🌷 Trim trees and shrubs away from the house

Taking care of these items helps protect your investment and keeps your home looking its best.

If you’re ever curious what your home might be worth in today’s market, I’m always happy to help!

🚽🏡 Septic System 101: DO’s & DON’Ts Every Homeowner Should Know!

If you live in a home with a septic system (or you’re thinking about buying one), proper maintenance is KEY to avoiding costly repairs 💸

Here’s a quick guide:

✅ DO:
✔️ Have your septic tank inspected & pumped every 3–5 years
✔️ Spread out laundry loads during the week
✔️ Fix leaks promptly (to avoid overwhelming the system)
✔️ Use septic-safe toilet paper
✔️ Keep vehicles and heavy equipment off the drain field

🚫 DON’T:
❌ Flush wipes (even “flushable” ones!)
❌ Pour grease, oil, or chemicals down the drain
❌ Use excessive garbage disposal
❌ Plant trees or shrubs near the drain field
❌ Ignore slow drains or sewage smells

💡 A failed septic system can cost thousands to replace — but regular maintenance is inexpensive compared to repairs.

Thinking about buying a home with a septic system? I always recommend inspections during the due diligence period so there are no surprises!

🏡 FHA vs. Conventional — What Sellers Need to Know

Not all buyer financing is the same — and it matters when you’re selling your home!

Here’s a quick breakdown:

🔹 FHA Loans

✔ Great for first-time buyers

✔ Lower down payment options

⚠ Stricter appraisal requirements

⚠ Appraisal sticks with the home for 120 days

🔹 Conventional Loans

✔ More flexible property condition standards

✔ New buyer = new appraisal

✔ Often preferred in multiple-offer situations

💡 Seller Tip:

If your home is in excellent condition, FHA can be a great option.

If it needs repairs or the price is pushing the top of the market, conventional may offer more flexibility.

Every situation is different — strategy matters!

If you’re thinking about selling and want to know which offers are strongest in today’s market, let’s talk.

📊 Interest Rates: What’s Happening & What It Means for You 🏡

If you’ve been watching the housing market lately, you’ve probably seen interest rates in the headlines — and you might be wondering how they affect YOUR plans to buy or sell.

Here’s the bottom line:

🔹 Interest rates aren’t at their lowest ever — but they’re leveling out.
🔹 For Buyers: This means your monthly payment matters more than ever — but there are still great opportunities to buy and build equity over time.
🔹 For Sellers: With limited inventory in many areas, homes that are priced right are still selling — and motivated buyers are out there!

💡 What this really means:
👉 You don’t have to “perfectly time” the market — you just need a plan that fits your goals.
👉 Even small rate changes can affect buying power — but there are tools and strategies to help.
👉 Refinancing might make sense for some homeowners depending on where rates go next.

Thinking About Jumping Back Into the North Carolina Market? 🏡

If you paused your home search over the past year, you’re not alone. But here in North Carolina, the market is shifting — and that creates opportunity.

✔ More homes available in many NC communities
✔ Less intense bidding wars than we’ve seen in previous years
✔ Sellers offering concessions again
✔ More room to negotiate

From Johnston County to surrounding areas, buyers are finding they have more breathing room — and more strategy — than before.

Waiting for “perfect” conditions can mean missing out on the right home. The key is understanding what your buying power looks like today and making a smart, informed move.

If you’ve been thinking about re-entering the market, let’s take a fresh look at your options and see what makes sense for you right now.

North Carolina is still growing — and opportunities are here for prepared buyers.

Message me when you’re ready to talk next steps. 💛🏡
