Maintenance Technician
Pay: $18.00 - $23.00 per hour
Job description:
The Maintenance Technician is responsible for the maintenance of the property including its buildings, both interior and exterior, and grounds. He or she is under the direction of the Maintenance Supervisor and will maintain and enhance the physical integrity of the property through inspection, repair, preventative maintenance, and improvements.
Essential Functions:
Identify, research and execute, any maintenance and repairs needed
Ensure and maintain impeccable curb appeal by keeping all buildings, walkways, parking lots, common areas, landscaping, grounds, amenities and the entrance crisp and clean free of any debris and improved upon as needed.
Ensure the successful execution/completion of preventative maintenance, physical inspections and implementation of safety policies and procedures.
Promote the highest level of resident satisfaction through responsiveness, consistency & professional interaction.
Knowledgeable of OSHA regulations, SDS standards, State and Federal laws.
Ensure work orders are completed promptly.
Must be available for on call emergencies and ensure the property has coverage at all times.
Must stay current in the maintenance field using new products to improve efficiency and reduce expenses.
Strong technical skills including HVAC, plumbing, electrical, appliances, and carpentry.
Additional Responsibilities
- Assist with snow removal
- Assist with community emergencies as needed

Schedule
- Full time: 40hrs per week, may require work time in excess of a 40 hours work week, participation in emergency call rotation
Job Requirements
- Ability to communicate in English (written and verbal)
- Use verbal and written communication effectively in all situations
- Must be able to navigate through Windows computer software
- Yardi Voyager knowledge a must
- Possess reliable transportation and a valid drivers license with no current restrictions
- Ability to drive a golf cart
- Ability to lift a minimum of 75lbs independently
- Endure year-round interior/exterior temperatures for extended periods of time with physical activities including sitting, standing, walking, climbing stairs
- Ability to climb step and extension ladders
- Ability to work with maintenance and cleaning products
- Own and able to operate specified hand tools/power tools
- Drug Screening
- Background Check

Mandatory Licenses:
Current driver's license
CFC Certificate (Class II or higher)
CPO Certification
