Big congratulations to our buyer in Orange!

Over a year ago, a friend of our past clients reached out for help finding a home closer to work and the gym. After touring homes across multiple cities, exploring different townhome layouts, and making several offers, we finally opened escrow on the perfect fit.

Of course, the journey wasn’t without challenges—
🏗️ We hit a major financing roadblock when SB 326 flagged the entire community as non-warrantable, even though the balcony at our unit was in great shape. This made it impossible to secure a conventional loan.
💻 Then, on the final day of escrow, the buyer faced a delay in transferring the remainder of the down payment—not because of anything on his end, but due to online banks unexpectedly disabling wire transfer capabilities.

Despite the hurdles, with strong communication between agents, the lender, and the escrow team, we successfully closed!

🙏 Huge thanks to the very patient seller and our understanding and cooperative buyer who remained calm and solution-focused through every twist and turn.

🔴 Rental Scam Alert – Chino Hills

Just finished showing one of our rental properties and discovered a nearly identical fake listing in the same community. The scammer didn’t use our photos, but they listed it at a much lower price and directed people to a suspicious site that’s been flagged by the BBB for fraud.

Scammers are targeting renters by asking for sensitive info like your Social Security number or driver’s license — or even trying to take your money upfront.
