Yesterday was my dear friend Susana Andrade-Maglio’s birthday, and I couldn’t let it go by without celebrating her. ❤️

Susana and I have been friends for more than a decade, and we have shared a lot of life together. The good, the hard, the changes, the laughter, and everything in between.

No matter how busy life gets or how much time passes, we somehow always find our way back to each other. We’ve been friends, collaborators, accountability partners, confidants, and sometimes just the person the other one needs to call.

We also share such a heart for older adults and their families and a passion for educating our community about the challenges they face. I’m so grateful for all we’ve been able to do together—and for everything still ahead of us.

Susana, you are one of the kindest, warmest, most compassionate people I know, and I’m so thankful God brought you into my life.

My heart is full of gratitude this morning. 🤍

Yesterday, I had the opportunity to celebrate my dear friend Natalie Ramirez at a beautiful, intimate baby shower.

I met Natalie about eight years ago at a networking event. She was just starting her business, and who would have known that all these years later I would be sitting at her baby shower, celebrating this next chapter of her life.

I am so proud of her. I’ve watched her grow into an amazing businesswoman and entrepreneur, but even more importantly, a beautiful woman of faith, wife and mama.

Natalie and Alex, I am so excited for you and your growing family and for this precious little one who is already so loved.

This morning, I’m just feeling grateful. Grateful for friendships that grow through the years, for the different seasons of life we get to share, and especially for the people God has brought into my life along the way. 🤍

Some transactions are about so much more than selling a house.

Our seller is 80 years old, had called this home hers for 46 years, and had never sold a home before. It’s where she raised her daughter and built a lifetime of memories. This was already an emotional transition before we ever opened escrow.

And then came the unexpected.

Two old liens from the late 1980s that had never been properly cleared by the lenders showed up on title. A significant buyer repair request led to two days of negotiations. Then, after the buyer’s final walkthrough, the microwave stopped working—and while the packing crew was there, the bathroom exhaust fan motor burned out.

You honestly can’t make this stuff up in real estate. 😊

But this is where who you work with truly matters.

Our job became just as much about helping our seller navigate the emotions of the process as it was about contracts, negotiations and deadlines. We took each challenge as it came, worked through it, and kept moving toward the goal.

Today’s market is different. Buyers have more homes to choose from, they’re being more selective, and we’re seeing greater expectations when it comes to repairs and concessions.

On Tuesday, we closed. ❤️

After working hard all of her life, our seller is genuinely excited about what comes next. She’s ready to turn the page and enjoy this next season of her life.

It was truly an honor to walk alongside her through this transition—to help navigate the challenges, celebrate the wins, and finally see her get to the other side excited about what’s ahead.

This is so much more than a transaction.

“Your mind plays an important role in your victory.” — Joyce Meyer

I really needed this reminder this morning.

I’m a worrier, and if I’m not careful, it’s very easy for me to go down the rabbit hole and start imagining the worst possible scenario—rehearsing the disaster in my mind before anything has even happened.

Something I heard in my devotional this morning reminded me to stop rehearsing what could go wrong and replace those thoughts with thanksgiving.

I needed that today. ❤️

I can’t always control what’s happening around me, but I can be intentional about what I allow my mind to dwell on.

So this Monday, I’m choosing gratitude over worry, trusting God with what I can’t control, and reminding myself that my mind really does play an important role in my victories.

Maybe someone else needed that reminder this morning, too. ❤️

Today Teddy Bear graduated from puppy class! 🐾

I have to admit…he is unlike any dog I’ve ever had. He’s incredibly loving, full of personality, very high energy, a little mischievous, and definitely keeps me on my toes! There have been more than a few days when I’ve wondered, “What were we thinking?” 😂

One thing I’ve learned is that while everyone loves puppies, not everyone realizes how much time, consistency, and commitment they require. If I want Teddy to become the wonderful companion I know he can be, I have to be willing to put in the work too. Training has been just as much about teaching me as it has been teaching him.

Today Teddy graduated from puppy class, and next week we begin intermediate training. Our hope is that one day Teddy can become a therapy dog. We have a long way to go, but today was a really good first step.

A heartfelt thank you to Barbie Phillips at PetSmart in The Colonies, Upland. Your passion for animals, your knowledge, and your unique ability to connect with each dog is truly a gift. Thank you for encouraging both Teddy and me every step of the way.

I’m grateful we stuck with it. On to intermediate class next week! ❤️🐶
