They get their first property tax bill and realize it’s $400 more a month than they planned for.

Mello-Roos. It’s not on Zillow. It’s not in the listing.

And in newer SoCal communities like Irvine, Eastvale, Menifee, parts of Yorba Linda and Corona it’s almost guaranteed to be there.

Here’s what every SoCal buyer needs to know before they offer 👇

✅ It’s a special tax on top of your property tax

✅ Adds $200-$500/month for 20-40 years

✅ Most lenders DON’T include it in your pre-approval payment

✅ Sellers must legally disclose it (but you have to ask)

I see this almost every week.

A buyer falls in love with a house in the foothills 🏡 The pre-approval is solid. The offer gets accepted. Everyone’s celebrating.

Then the fire insurance quote comes in.

Sometimes it’s $200 more a month than they budgeted. Sometimes $500. Sometimes the only option is the California FAIR Plan (less coverage, higher cost, wrecks their debt-to-income ratio).

The buyers who handle it best? They got the quote before they wrote the offer. Not after.

As a lender, I pull insurance quotes up front for every client — because I’d rather find out on day one than blow up a deal on day twenty.

But not every loan officer does that, and not every buyer thinks to ask.

So save this for when you start looking, especially if you’re considering Yorba Linda, Corona, Murrieta, or Menifee. ⛰️
