Clara’s Market Perspective
🏡 Has Your Home Really Lost Value?
Lately I’ve heard many homeowners say:
“Maybe we should wait until prices come back.” Or they say “Let’s price high because my house is worth it.”
It’s an understandable concern—but it may not tell the whole story.
Over the past several years, Southern California homeowners experienced extraordinary appreciation. Many homes increased dramatically in value by 44% between 2018 and 2022.
Today’s market is different.
Homes are still selling, but buyers are more cautious because of higher mortgage rates, insurance costs, and inflation. As a result, homes often take longer to sell, and pricing has become more important than ever.
That doesn’t mean homeowners have lost the wealth they built over the past several years.
In many cases, they still have substantial equity.
The question today isn’t simply:
“What is my home worth?”
A better question is:
“Given today’s market, what is the smartest financial decision for my family?”
Should you:
✅ Sell now?
✅ Wait another year?
✅ Keep it as a rental?
✅ Downsize?
✅ Purchase an investment property?
✅ Complete a 1031 Exchange?
There isn’t one answer that fits everyone.
As both an Attorney and Real Estate Broker, I enjoy helping homeowners look at the bigger picture—not just today’s asking price.
If you’ve been wondering what your options are, I’d be happy to prepare a complimentary Equity & Market Review so you can make an informed decision.
