Closed Escrow on this New Construction 4 plex in Los Angeles with the funds from selling a single family rental property for $3.175M via 1031 exchange. My client went from only making $6000 a month in rental income to $20,000 a month in rental income. Interest rates were fairly flat this past week as all eyes are focused on the jobs report released earlier this morning. On Tuesday, the Bureau of Labor Statistics reported over 1 million fewer job openings than markets anticipated for August. That could indicate that the labor gap, which previously reflected almost double the number of job openings than available workers, is starting to narrow.

The 30-year fixed-rate mortgage averaged 6.66 percent with an average of 0.8 points as of October 6, 2022, down from last week when it averaged 6.70 percent. A year ago at this time, the 30-year FRM averaged 2.99 percent. The 15-year fixed-rate mortgage averaged 5.90 percent with an average of points1.0 points, down from last week when it averaged 5.96 percent. A year ago at this time, the 15-year FRM averaged 2.23 percent.
