A 7,000 sq ft estate in Rancho Santa Fe. Listed in 2009 at the height of the downturn. We leased it, relisted it, adjusted, waited, and held on.

It finally sold in 2019, nearly a million dollars less than they paid.

Before I take a listing, there are 4 things I need to understand.

Not just the address.
Not just the square footage.
Not just what someone hopes the home is worth.

I need to understand the seller’s timing, motivation, expectations, and willingness to be strategic.

Because selling a home successfully is not about simply placing it on the market and hoping for the best.

It requires alignment.

The seller and the agent need to be working from the same page, with the same goals, the same level of honesty, and the same commitment to the process.

When that alignment is there, the strategy becomes clear.

And when the strategy is clear, the results are usually much stronger.

I was the sixth agent to represent a Rancho Santa Fe property, and instead of forcing a rigid “price per square foot” agenda, I worked in sync with my seller.

Luxury real estate is more nuanced than a formula. It requires strategy, trust, communication, and a true understanding of the property.

That alignment made the difference.
