Multiple offers. Same transaction. Completely different game.

When a home receives several offers, the listing agent and the buyer’s agent are approaching the situation from opposite sides of the table.

The listing agent’s job is to evaluate every offer carefully—not just the price, but the financing, contingencies, timelines, deposit and overall strength of each buyer. The goal is to help the seller choose the offer most likely to deliver the best outcome and successfully close.

The buyer’s agent’s job is to understand what matters most to the seller, strengthen the buyer’s position and structure an offer that stands out—without exposing the buyer to unnecessary risk.

The highest offer is not always the best offer.
And winning does not always mean simply paying more.

In a multiple-offer situation, experience, communication and strategy can make all the difference.
