The definition of a luxury condo amenity is changing.

Private speakeasies and residents-only cocktail lounges are emerging in some of today’s newest luxury developments, offering homeowners a more private way to entertain, socialize, or meet over drinks without ever leaving home.

It’s part of a larger shift in luxury real estate toward hotel-style, hospitality-driven living, where exclusivity, service, wellness, and experience matter just as much as the residence itself.

Personally, I’ll take the wellness club over the speakeasy. Although I’m certainly not saying I wouldn’t come hang out in yours. 😉

🌇 Rancho Santa Fe Market Update
A more active week in Rancho Santa Fe, with some notable shifts in both inventory and buyer activity.

🏡 Active Listings: Down from 91 ➡️ 89
🆕 New Listings: Up from 4 ➡️ 10
💰 Price Changes: 6 ➡️ 6
⏳ Days on Market: Up from 87 ➡️ 90
🔑 Closed Sales: Up from 2 ➡️ 8
📑 Under Contract: Up from 6 ➡️ 8

The biggest takeaway? Buyer activity picked up significantly this week, with closed sales quadrupling and more homes moving under contract. At the same time, new listings more than doubled, giving buyers more options to consider.

With days on market continuing to rise, pricing and positioning remain important for sellers looking to stand out.

Rancho Santa Fe continues to show a market where knowing the numbers can make all the difference.

🏙️Boston
The Boston market saw some notable movement over the past week across Back Bay, Beacon Hill & South End:

🏠 Active Listings: Up from 329 ➡️ 381
🆕 New Listings: Down from 11 ➡️ 4
💲 Price Changes: Up from 3 ➡️ 4
⏳ Days on Market: Down from 80 ➡️ 58
✅ Closed Sales: Down from 11 ➡️ 10
📝 Under Contract: Down from 9 ➡️ 8

Overall, inventory increased while days on market dropped significantly, suggesting homes are moving faster despite fewer new listings and slightly lower sales and contract activity this week.
