Some showings are memorable… and then there was Petunia.

After nearly 30 years in real estate, I can honestly say I have shown property to all kinds of buyers — but one showing still makes me smile.

My clients arrived with their beloved 250-pound pig named Petunia.

Yes, you read that correctly.

She was charming, opinionated, and very much part of the decision-making committee. And honestly? In real estate, every family member matters.

In Rancho Santa Fe and North County Coastal, the best pre-listing spend usually goes to condition, presentation, outdoor living, and repairs buyers will notice anyway. Big custom remodels are often better left to the next owner.

Nobody warned me about Petunia.
Two gentlemen called wanting to tour homes in Rancho Santa Fe. They asked if they could pick me up because they had their pets with them. I said sure.
I got in the back seat, heard a strange noise, turned around and came face to face with a 250 lb pig in a Hawaiian lei.
We toured four homes that afternoon with her riding along like a seasoned buyer. By the last house she needed to stretch her legs. Out came the ramp, down came Petunia and she sniffed around a palm tree like she owned the place.
Getting her back in the car was a different story.
