More families are choosing homes that can work for more than one generation. 🏡

In NAR’s 2025 Generational Trends report, 17% of home buyers purchased a multigenerational home, the highest share recorded at the time. So, what’s driving the trend?

→ 36% wanted to save on costs
→ 25% wanted to care for aging parents
→ 21% had adult children moving back home
→ 20% had adult children who never left

For these buyers, the right home can mean more than having enough bedrooms.

Separate living spaces, dual-primary suites, flexible rooms, and main-level bedrooms can give each generation more independence while still keeping everyone under one roof.

And that flexibility can matter beyond today’s needs. A home that can adapt as a family changes may also appeal to a broader pool of buyers in the future.

When comparing homes, most buyers naturally look at the property itself: square footage, bedrooms, renovations, finishes, and lot size.

But there’s another layer of value that’s easy to overlook: the neighbourhood around it.

Walkability and access to nearby amenities can influence home prices, with homes in areas where shops, services, and daily essentials are easily accessible on foot often being more desirable and commanding higher values.

So what should you actually look for?

👉 Can you comfortably reach everyday destinations on foot?
👉 Are parks, trails, or other outdoor spaces nearby?
👉 How close are groceries, cafés, restaurants, schools, or other essentials?
👉 Are there convenient transit options or alternative ways to get around?
👉 What’s planned nearby, and could it change the neighbourhood over time?

This can also help explain why two homes with similar sizes and finishes can have very different values. The property is only one part of the equation. Its location, accessibility, and surrounding amenities can shape how desirable it is to buyers.

When you’re evaluating a home, don’t just walk through the front door.
