As you may know, the Los Angeles County Board of Supervisors elected to extend the eviction moratorium as it relates to residential tenancies with the ultimate intention of phasing it out in three stages which would end by June 30, 2023. The vote on January 25 only implemented the first two phases, Phases 1 and 2, which are set to expire at the end of 2022.

Utility costs are on the rise! ➡️➡️➡️ Here's how you can save:

If utilities are currently included in rent, consider making some upgrades to the units, such as installing low-flow shower heads and energy effect light bulbs. If you are willing to invest a little bit, you can increase your property value and mitigate costs with smart thermostats that allow residents to turn off A/C or heat when they are out and monitor their energy usage. (These devices can help decrease the energy used in each unit by 15-20%)

You can also switch to Renters Utility Billing Service (RUBS.) This is where you, as the landlord, pay the utilities upfront and bill the tenant their portion. Billing amounts may be derived from sub-metering and/or by allocation. This is a way you can insure you break even or make money. It has been found that water usage is cut by up to 80% when the tenants pay for their usage.

Do you know your options when it comes to commercial leases?

1️⃣ A triple net lease means that in addition to paying the base rent, the tenant is responsible for their proportionate share of property taxes, insurance and common-area expenses for the property.

2️⃣ A full service gross lease is one in which the rent the tenant pays is inclusive of everything, including utilities.

3️⃣ Modified gross leases are in between the precious lease types. Here, the tenant is responsible for paying the rent and utilities and, sometimes, a portion of the common-area expenses.

^^^ These are simple descriptions and are not set in stone. You can always negotiate terms for a specific tenant or situation.
